If you need to move within the next 60-90 days, build-to-order is not realistic - but quick move-in inventory homes are, and they are often where the best deals in Magnolia new construction actually live. A finished home sitting on a builder's books is costing them money every month it stays unsold. That carrying cost is your leverage.

Why Finished Inventory Is Where Deals Show Up First

Builders plan their phases around projected sales pace. When a home sits finished and unsold past 60-90 days, it starts showing up in internal reports as a problem to solve - and that usually means price reductions, added incentives, or both. What to Ask Before Buying a Quick Move-In Home

  • How long has this specific home been on the market? (Ask for the listing date, not just "recently completed")
  • Has the price changed since it was listed, and if so, how many times?
  • Is the current incentive specific to this home, or available community-wide?
  • What is included versus what would be an upgrade if you were building custom?
