Every rating on this page comes from direct field research — touring model homes, reviewing buyer feedback, tracking incentive activity weekly, and working transactions with these builders as a licensed Keller Williams agent. We rate each builder across six dimensions: Floor Plans (layout creativity, storage, livability), Incentives (frequency, dollar value, flexibility), Value (price per square foot relative to finishes), Lot Sizes (typical width and depth relative to price point), Upgrade Pricing (how aggressively they mark up design center options), and Warranty Experience (responsiveness to post-close issues based on buyer reports).
Scores are on a 10-point scale. The overall score is an unweighted average. Ratings are updated as we observe meaningful changes in builder behavior — a builder who consistently delivers on warranty moves up; one who starts padding upgrade pricing moves down.
The North Houston Builder Landscape in 2026
The new construction market near The Woodlands has matured significantly since 2022. Where buyers once had to pay list price or lose the lot, the current environment — with 19 active builders across 20 communities — gives buyers real leverage. Incentive packages of $20,000 to $75,000 are common. Rate buydowns, design center credits, and free upgrades are actively being offered to move inventory.
Perry Homes and Highland Homes dominate the mid-range ($300K–$500K) across the most communities. David Weekley and Partners In Building command a premium but deliver meaningfully better design quality and post-close support. At the value end, DRB Homes and Castlerock Communities offer some of the lowest new construction prices in the market — starting under $270K — with aggressive flex cash incentives.
Toll Brothers and Tri Pointe Homes operate in the Woodson's Reserve luxury segment ($440K+) where incentives are rarer but design quality is the strongest on the list. Chesmar Homes is our most consistent mid-tier pick — active in six communities, competitive upgrade pricing, and a reliable warranty track record.
