Community demand rankings are calculated from 8 weeks of inventory data tracked weekly. We measure how many homes sell each week as a percentage of total available inventory - a metric that scales correctly whether a community has 20 homes or 200. A community at 1.5% weekly sell-through is moving homes fast; one at 0.2% has excess supply.
These rankings update every Friday with new scrape data. A community moving up the rankings means buyers are absorbing inventory faster than builders are adding it - a signal that today's prices may not last. A community moving down means inventory is building up, which typically precedes stronger incentives and price flexibility.
