Why Lot Width Matters More Than Square Footage
Builders market floor plans in square feet, but lot width determines your actual outdoor experience. A 3,000 square foot home on a 40-foot lot and a 3,000 square foot home on a 65-foot lot are fundamentally different properties. The wider lot gives you more floor plan options, a larger backyard, better natural light, and typically stronger resale. When comparing communities, lot width is one of the first specs to check.
Communities With the Largest Lot Options
Briarley (Montgomery TX) - Up to 80-foot lots
Briarley has the widest lots of any major new construction community near The Woodlands. The 80-foot homesites are rare at this price point, and builders like David Weekley, Highland, and Perry are well suited to take advantage of them. Woodforest (Montgomery TX) - Up to 100+ foot lots
Woodforest has the market's widest lot range, with golf course and estate sections pushing well past 80 feet. It is also the premium market leader in the area. The Fish Creek commute bottleneck is the honest tradeoff. If you are buying at the high end and commute time is secondary, Woodforest's lot and amenity combination is hard to match. NorthGrove (Magnolia TX) - Half-acre to 1+ acre
NorthGrove is one of the only communities near The Woodlands where you can buy new construction on a half-acre to one-acre lot at prices that do not require a luxury budget. Two Step Farm (Montgomery TX) - Up to 70-foot lots
Two Step Farm's upper sections reach 65 to 70-foot widths, which is meaningfully wider than Magnolia's standard communities. Combined with its mid-$300s to $700K+ price range, it gives larger-lot buyers options at multiple budget levels. See Two Step Farm listings.
Wildtree (Magnolia TX) - Up to 70-foot lots

Every community that offers larger lots asks you to trade something else. Briarley and Woodforest trade commute time. NorthGrove trades amenity density and retail access. Two Step Farm trades distance and incomplete amenities. Wildtree and Colton keep you closer in but cap at 70 to 80 feet rather than true acreage.
