School district is one of the most important and most misunderstood factors in North Houston new construction. The district boundary lines do not always follow obvious geographic logic, and the growth plans for each district matter as much as the current ratings. Here is an honest look at both Magnolia ISD and Montgomery ISD for buyers choosing between communities.

Magnolia ISD: Overview

Magnolia ISD serves a growing portion of western Montgomery County, including most of the major Magnolia-area new construction communities. The district has a solid reputation built around community involvement, athletics, and a manageable size that has not yet hit the overcrowding issues that affect some larger Houston-area districts.

Voters passed a bond in 2026 that funds several new facilities. Based on district planning documents, the bond includes a new high school along FM 1486, planned to accommodate growth from communities like Colton and Kresston. Elementary capacity expansions are also planned to serve the Kresston area specifically. Buyers should treat these as planned facilities, not guaranteed timelines, and verify current status directly with the district.

  • Colton - primary Magnolia ISD community along SH 249 and FM 1486
  • Audubon - includes an on-site elementary opened in 2025
  • Kresston - Magnolia ISD, with elementary expansion planned
  • Wildtree - Magnolia ISD
  • NorthGrove - Magnolia ISD, also near Magnolia West campuses

Montgomery ISD: Overview

Montgomery ISD is a smaller, tightly knit district serving the City of Montgomery and surrounding unincorporated areas. It has a strong community identity and consistent ratings, with a particularly loyal base among families who have been in the area for generations. The district is smaller than Magnolia ISD, which means class sizes can be more manageable but also that the district has fewer resources for specialized programs.

The Lake Conroe area and the rural character of the surrounding land give Montgomery ISD a distinctly different feel from Magnolia ISD, even though both serve similar types of new construction buyers.

  • Two Step Farm - Montgomery ISD's largest active new construction community
  • Woodforest - portions are Montgomery ISD, verify by specific address
  • Briarley - Montgomery ISD

How to Actually Compare the Two Districts

Ratings are a starting point, not a conclusion. Both districts have consistently performed well. The more useful questions for new construction buyers are:

  • Which specific campus will my children attend, and what are its ratings and enrollment trends?
  • Is the campus currently under capacity or approaching overcrowding?
  • What new facilities are planned, and on what timeline?
  • How does the district handle redistricting as new communities come online?

Redistricting is a real consideration in both districts as large new communities fill up. Buying in Kresston does not guarantee a specific school assignment indefinitely. Ask the district directly about current and planned attendance zones for any community you are seriously considering.

The Long-Term View

Magnolia ISD is growing faster and planning more infrastructure accordingly. Buyers who want to be in the center of the district's growth corridor are well served by Colton, Kresston, and Audubon. Montgomery ISD offers a smaller district feel with a more established community identity, best suited to buyers in Two Step Farm, Briarley, or Woodforest who value that character.

Neither district is wrong. The question is which fits your family's priorities and timeline.
