Builders are sitting on more inventory than they'd like, buyers have more leverage than the market feels, and the gap between what builders advertise and what they'll actually do is wider than most buyers realize. The Biggest Active Incentive Packages

Westin Homes - Up to $75,000 Off Select Homes

Westin's Summer Savings program applies to inventory homes at Colton and Kresston. The $75,000 is the ceiling on motivated homes - the average is lower, but real deals exist here for buyers who move quickly. Read our full Westin Homes review.

Highland Homes - Free Generator or Closing Cost Package

Highland is running one of the more creative promotions we've seen: a free 24kW Generac natural gas generator ($10,000+ value) OR $15,000 toward closing costs, plus $3,000 from Highland HomeLoans. Active at Grand Central Park and Woodforest. The generator offer is genuinely useful - Texas power outages are a real planning consideration.

Ravenna Homes - $50,000 at Artavia

Ravenna is active at Artavia with a broad $50,000 package. The breakdown between design center credits and closing cost assistance matters depending on whether you're buying spec or building from scratch - ask for the split before signing.

DRB Homes - $50,000 Flex Cash

DRB's "Flex Cash" at Mostyn Springs and Grand Magnolia can be applied toward closing costs, rate buydowns, or design upgrades. DRB is a smaller builder that doesn't get as much attention as Perry or Highland, but their product competes well on value at these communities.

What Builders Don't Tell You

Incentives Are Usually Tied to Their Lender

Most builder closing cost assistance requires using the builder's preferred lender. Builder lender rates are sometimes higher than the market, which can offset the incentive entirely. Real Price Drops vs Manufactured Discounts

Some builders price homes above market on day one to manufacture a "price drop" within 30 days. We track week-over-week price history on every home we follow, so you can see exactly when prices changed and how many times. A home that dropped $40,000 in three separate reductions over six months is a very different signal than one that "dropped" $25,000 on its first week live.
