The Woodlands is one of the most desirable addresses in the Houston metro — and it's nearly built out. New construction within The Woodlands itself is increasingly rare, with most available product in The Woodlands Reserve or Carlton Woods priced well above $700K.

If you work in or near The Woodlands and want new construction at a more competitive price point, here's where buyers are actually finding value in 2026.

Why New Construction Near The Woodlands Makes Sense

The Woodlands' appeal — top-rated schools, strong employment base, access to I-45 and the Hardy Toll Road — doesn't disappear when you cross the community boundary. Many surrounding communities sit within 15–25 minutes of The Woodlands Town Center, share access to the same highway infrastructure, and in several cases feed into school districts that rival or match The Woodlands' ratings.

The price difference is meaningful. New construction in The Woodlands Reserve starts above $700K. New construction in nearby Audubon, Colton, or Grand Central Park starts in the $290K–$375K range. That gap — $300,000 to $400,000 — is enough to eliminate your mortgage entirely for many buyers, or to dramatically reduce monthly payment burdens.

The Best Options, Ranked

1. Audubon (Magnolia) — Best for The Woodlands Feel at Lower Cost

Distance to The Woodlands Town Center: ~18 minutes via Hwy 249.

Audubon is the closest community in look and feel to The Woodlands without the price tag. The nature preserve, wooded lots, and front yard maintenance HOA create an aesthetic and lifestyle that appeals directly to Woodlands buyers. With homes starting at $375K and 11 builders active, it's the most direct Woodlands alternative on this list. See current Audubon builder incentives.

2. Grand Central Park (Conroe) — Best Commute, Lowest Tax Rate

Distance to The Woodlands: ~15 minutes via I-45.

Grand Central Park has the best commute story of any community on this list — right off I-45, with direct access north to The Woodlands and south to downtown Houston. The 2.76% tax rate is the lowest of any major community we track, which translates to real monthly savings versus Woodlands-area alternatives. 8 builders active from $350K. See Grand Central Park incentives.

3. Colton (Magnolia) — Best Value, Most Builder Options

Distance to The Woodlands: ~25 minutes via Hwy 249 to 99.

Colton offers the most builder options (11) at the lowest starting price ($293K) of any quality master-planned community near The Woodlands. It's a longer commute than Grand Central Park, but the price advantage is significant. For buyers prioritizing monthly payment over commute time, Colton is the clearest value play. See Colton builder incentives.

4. Evergreen (Conroe) — Best for Families With School-Age Kids

Distance to The Woodlands: ~20 minutes via I-45.

Evergreen consistently comes up in conversations with families prioritizing school quality. Conroe ISD performs well across key metrics, and Evergreen's on-site school access makes it particularly convenient for families with younger children. The amenity package — resort pool, pickleball, fitness center — is strong relative to the $345K starting price. See Evergreen builder incentives.

5. Woodforest (Montgomery) — Best for Move-Up Buyers

Distance to The Woodlands: ~25 minutes via Hwy 105.

Woodforest is the premium option on this list — an 18-hole golf course community with a builder lineup that includes Toll Brothers, Highland, and David Weekley. Starting prices from $450K with homes well into the $800Ks. For buyers stepping up from The Woodlands or relocating from other metros, Woodforest offers a comparable lifestyle at a lower price point. See Woodforest builder incentives.

What to Watch: The Woodlands Reserve and Creekside Park

There are still a handful of new construction opportunities within The Woodlands proper — specifically in The Woodlands Reserve and Carlton Woods Village of Creekside Park. These carry premium prices ($700K–$1.5M+) and limited builder options, but they're worth knowing about if budget isn't the primary constraint.

How to Think About the Commute Trade-Off

The communities on this list range from 15 to 25 minutes from The Woodlands Town Center under normal traffic conditions. That's meaningful, but context matters. If you're commuting into The Woodlands employment corridor — ExxonMobil campus, Anadarko/Occidental, St. Luke's The Woodlands — the commute math is different than if you're commuting through The Woodlands to Houston. See our guide to new construction near the ExxonMobil campus specifically.

The Bottom Line

The best new construction near The Woodlands in 2026 depends on what you're optimizing for. Commute time points to Grand Central Park. Woodlands aesthetic points to Audubon. Lowest price points to Colton. School quality points to Evergreen. Move-up lifestyle points to Woodforest.
