ExxonMobil's North Houston campus in Spring is one of the largest corporate office developments in American history - a 385-acre complex that consolidates roughly 10,000 employees along the Grand Parkway (TX-99) corridor. For buyers who work there, the commute calculus is straightforward: the Grand Pkwy is fast, uncongested compared to I-45, and connects directly to some of North Houston's best new construction communities.

As a Keller Williams agent who tracks builder activity across North Houston weekly, I've put together this guide specifically for ExxonMobil employees and contractors navigating the housing decision. All pricing and incentive data is from our June 2026 tracking system - not static data that was accurate in 2023.

The Commute Advantage: Why Grand Pkwy Changes Everything

The Grand Parkway (TX-99) is the reason ExxonMobil employees have more new construction options than almost any other major employer in the Houston area. The campus sits at the intersection of I-45 and Grand Pkwy in Spring, which means communities along both highways are viable commutes. According to TxDOT's Grand Parkway project data, the toll road was specifically designed to handle employer campus traffic loads like ExxonMobil's - which is why peak-hour commutes from communities 15–25 miles out remain manageable at 20–35 minutes.

Contrast this with I-45 commuters or I-10 commuters, where peak-hour delays can add 30–45 minutes each way. ExxonMobil employees have a real quality-of-life advantage here that most buyers don't fully appreciate until they've lived it.

#1 Woodson's Reserve (Spring) - Closest Premium Option

Woodson's Reserve is the most geographically proximate master-planned community to ExxonMobil's campus. Located in Spring along the Grand Pkwy corridor, the commute to ExxonMobil runs approximately 10–15 minutes - making it essentially a neighborhood commute by Houston standards.

Tri Pointe Homes and Toll Brothers build here from the $440Ks to $900K+. Resort-style amenities include a clubhouse, fitness center, resort pool, lakes, and splash pad. Klein ISD - consistently ranked among the strongest districts in greater Houston - serves the community. The Klein ISD website shows multiple National Merit Scholars and AP participation rates well above state averages.

The tradeoff: Woodson's Reserve is the most expensive community on this list, and Toll Brothers and Tri Pointe offer fewer aggressive incentives than production builders. Buyers who want a true luxury product closest to campus will pay for it, but the resale case is strong - proximity to ExxonMobil has historically supported home values in the surrounding Spring area. #2 Evergreen (Conroe) - Best Value for Families on Grand Pkwy

Evergreen in Conroe sits along the Grand Pkwy corridor and delivers one of the strongest value propositions for ExxonMobil employees who don't want to pay the Spring premium. Commute to campus: approximately 20–25 minutes via Grand Pkwy.

Shea Homes, Chesmar, and Highland Homes build here from the $345Ks. What makes Evergreen stand out is its amenity package relative to price: a resort pool, pickleball courts, fitness center, and an on-site Conroe ISD elementary school - all open and operational today. Conroe ISD is one of the largest and most recognized districts in Texas, with strong UIL and advanced academic programs.

At a 3.04% tax rate and HOA of $1,032/year (the lowest of any community on this list), Evergreen's total monthly cost is significantly lower than Spring alternatives. For ExxonMobil employees on a two-income household who are stretching to buy their first home in the $350K–$450K range, Evergreen is often the smartest financial decision.

#3 Grand Central Park (Conroe) - Lowest Tax Rate + Fast Grand Pkwy Access

Grand Central Park is located right off I-45 in Conroe - a fast shot to Grand Pkwy and directly to campus in approximately 25–30 minutes. What makes Grand Central Park exceptional for ExxonMobil commuters is its 2.76% tax rate - the lowest of any major master-planned community in North Houston.

On a $450,000 home, the tax savings versus Woodson's Reserve (2.5%) are minimal, but versus communities closer to 3.1%, you're saving $1,500–$3,000 per year. With 8 builders including Chesmar, Perry Homes, Highland, David Weekley, Westin, and Coventry competing for your business, the incentive environment is consistently active. #4 Artavia (Conroe) - Lakefront Living on the Grand Pkwy Route

Artavia sits near Hwy 242 and I-45, with Grand Pkwy access putting ExxonMobil approximately 25–30 minutes away. What makes Artavia worth considering for ExxonMobil employees is its lakefront amenity center - kayaking, fishing, and a resort pool built around an actual lake, not just a retention pond.

Woodforest in Montgomery is a premium option for ExxonMobil's senior technical and management employees who want a golf course community lifestyle. The commute via Grand Pkwy runs approximately 35–40 minutes - longer than the other options, but Woodforest's 18-hole golf course, Toll Brothers and Highland product, and large lots justify the distance for the right buyer.

Homes start in the $299Ks (for smaller floor plans) and reach $1.2M+ for custom-adjacent builds. Montgomery ISD serves the community. The 2.89% tax rate is below average for North Houston. For executives who prioritize home size, lot size, and golf access over commute minimization, Woodforest remains one of the strongest value propositions in the area.

Commute Times from Each Community to ExxonMobil Campus

All times are off-peak estimates via Grand Pkwy (TX-99) or I-45. Add 10–20 minutes during morning and evening peak windows:

  • Woodson's Reserve (Spring): ~10–15 min via Grand Pkwy
  • Evergreen (Conroe): ~20–25 min via Grand Pkwy
  • Grand Central Park (Conroe): ~25–30 min via I-45 + Grand Pkwy
  • Artavia (Conroe): ~25–30 min via Hwy 242 + Grand Pkwy

Schools: Which Districts Serve ExxonMobil-Area Communities?

School district is often the deciding factor for ExxonMobil employees with families. Here's the breakdown:

  • Woodson's Reserve: Klein ISD - highly rated, strong AP programs, multiple National Merit Scholars annually
  • Evergreen, Grand Central Park, Artavia: Conroe ISD - one of Texas's largest districts, consistently strong UIL and academic performance
  • Woodforest: Montgomery ISD - smaller, community-oriented district with strong parent involvement

All three districts are significantly above state averages. Texas Education Agency accountability ratings show Conroe ISD and Klein ISD both receiving strong marks across campus-level assessments. The choice between them often comes down to community preference rather than a meaningful quality difference.

What ExxonMobil Employees Are Actually Buying in 2026

Based on our transaction history and agent network in this corridor, ExxonMobil employees tend to cluster in two segments:

Technical staff and engineers (household income $200K–$350K) most frequently buy in Evergreen, Grand Central Park, or Artavia in the $400K–$550K range - balancing commute, school quality, and value. Chesmar and Highland Homes are the most common builder choices in this segment.

Senior managers and executives (household income $350K+) tend to purchase in Woodson's Reserve, Woodforest, or increasingly in The Woodlands itself - particularly Creekside Park and Carlton Woods.

The Woodlands deserves special mention for ExxonMobil's senior leadership. Most homes in The Woodlands were built in the 1990s and early 2000s, so true new construction is rare - but newer-built homes do exist, particularly in Creekside Park, the newest village in The Woodlands. Creekside Park has a distinctly neighborhood feel that long-time Woodlands residents describe as the closest thing to the original Woodlands character: mature trees, walking trails connecting directly to other villages, and a genuine sense of community that you don't get in a newer master-planned development. Many ExxonMobil upper managers specifically choose Creekside Park for this reason. Homes there largely start above $700K, with newer builds often starting closer to $800K–$900K+.

Carlton Woods is The Woodlands' most prestigious address - a gated golf course community (two courses: one Jack Nicklaus Signature, one Tom Fazio) with custom and semi-custom homes starting well above $1M. For ExxonMobil C-suite and VP-level buyers, Carlton Woods is the benchmark. Homes are not new construction in the traditional sense - most are custom-built on remaining lots or are resales of 10–20 year old luxury builds - but the quality, prestige, and Grand Pkwy access (10–15 minutes to campus) make it the top-tier option in this corridor.

For buyers targeting The Woodlands who want something newer without paying Carlton Woods prices, the strategy is to look for homes built between 2015–2023 in Creekside Park, which will give you updated finishes and layouts while still accessing Woodlands Township amenities, the award-winning Conroe ISD schools in Creekside, and that neighborhood-within-a-neighborhood feel that distinguishes The Woodlands from newer master-planned communities.
