Two Step Farm sits in Montgomery County off FM 1486, roughly 10 to 15 miles northwest of The Woodlands. The drive to The Woodlands Town Center runs around 25 to 35 minutes depending on the time of day and which route you take. Montgomery ISD serves the community, though buyers should verify exact zoning for any specific lot.
Builders and Price Ranges
Two Step Farm has attracted a wide builder lineup, which is one of its genuine strengths. Active builders have included Autograph Homes, Coventry Homes, and other regional builders known for value at the mid-range price point. Homes in the entry sections start in the mid-$300s, while larger lots and more premium builders push well past $700K in upper sections.
This breadth means Two Step Farm is genuinely serving multiple buyer profiles simultaneously, which is unusual in a single community. A first-time new construction buyer and a move-up buyer can both find relevant options here, but they are shopping essentially different communities under the same name.

Lot widths at Two Step Farm vary by section and builder. Entry sections tend to run narrower, in the 40 to 55-foot range. Upper sections and premium lots push to 60, 65, and 70 feet. If lot size matters to you, confirm the specific section you are considering rather than relying on general community marketing.

Two Step Farm is still in active development, which means amenities are coming in phases. A community pool and recreation area are part of the overall plan. Buyers who need move-in amenities today should factor in that the full vision for the community will take several more years to complete.
Commute Considerations
The commute from Two Step Farm is honest: this is not a community for buyers who need to be in The Woodlands by 8am without planning ahead. FM 1486 is the primary corridor, and while it is not as congested as FM 1488 at peak, it is a rural two-lane road in stretches. Budget 30 to 40 minutes for Woodlands-area destinations during normal morning traffic.
For buyers working remotely or heading north toward Huntsville, Conroe, or Bryan, the location is actually quite convenient. The issue is purely The Woodlands and Houston commute time.
Schools
Montgomery ISD serves Two Step Farm. The district has solid ratings and a community reputation that draws buyers specifically for its schools. Verify individual school assignments before purchasing, as zoning within large communities can vary by street.
Current Incentive Activity
