Montgomery, Texas has become one of the more interesting new construction markets north of The Woodlands, but it is not always obvious where the under-$500K options actually are. This guide covers the communities we track that have real inventory available below $500K in Montgomery County, with honest notes on what that price gets you.

What $500K Actually Buys in Montgomery TX

At $500K in Montgomery, you are generally looking at 2,500 to 3,500 square feet, three to four bedrooms, a two-car garage, and a standard to mid-range lot in an active master-planned community. You are not getting half-acre lots or premium finishes at this price point in most communities, but you are getting solid construction from established builders in neighborhoods with real amenity plans.

The honest tradeoff versus Magnolia at the same price: more space per dollar, but typically a longer commute and less established retail and dining nearby.

Two Step Farm

Two Step Farm has the most active under-$500K inventory in the Montgomery market right now. Entry sections from builders like Autograph Homes are running in the mid-$300s to mid-$400s, giving buyers real options well below the $500K ceiling. The community is still developing, which means buyers need to factor in construction activity and the timeline for amenities.

The commute from Two Step Farm to The Woodlands runs 30 to 40 minutes. Montgomery ISD serves the community.

Woodforest

Woodforest skews premium overall, but entry sections from builders like DRB Homes and select Highland Homes floor plans do come in below $500K in certain phases. The community offers the area's most established amenity base and is the only golf course community in this corridor, which affects both pricing and resale dynamics.

Fish Creek Thoroughfare is the main commute route, which has a well-documented bottleneck pattern during peak hours. Budget 35 to 45 minutes to The Woodlands during morning rush.

Briarley

Briarley is a more premium community that starts above $500K in most sections, but it is worth mentioning for buyers at the ceiling of this budget because select entry lots from specific builders can come in just at or below $500K.
