Search "new construction homes under $300K near Houston" and you'll mostly find listing feeds and builder landing pages showing advertised base prices - the number before lot premiums, before the tax rate is factored in, and before you know whether a builder is actually motivated to deal. Base price and real monthly cost are two different numbers, and the gap between them is exactly where buyers get surprised.

Here's an honest ranking of where genuine under-$300K new construction actually exists in Conroe and Magnolia right now, ordered by realistic total cost rather than marketing headlines.
How We're Ranking These
For each community below, we're showing the lowest realistic move-in-ready price (not just the advertised base price for a stripped-down floor plan), the tax rate and HOA, an estimated payment with taxes included, which builders currently have inventory under $300K, and the honest tradeoff you're accepting for that price. A $280,000 home with a 3.3% tax rate can cost more per month than a $295,000 home at 2.6% - the ranking below accounts for that.
1. Mostyn Springs - Magnolia, TX
Mostyn Springs is the lowest entry price on this list, with DRB Homes and DSLD Homes both offering move-in ready inventory from the mid-$250Ks to low $300Ks. Tax rate is roughly 2.8%, HOA is light at ~$600/year, and DRB is currently running up to $50,000 in Flex Cash on select homes - real leverage at this price point. 2. Cielo - Conroe, TX
Cielo is the closest competitor to Mostyn Springs on price, with CastleRock Communities and DRB Homes building from the low-to-mid $260Ks. Tax rate is about 2.6% - the lowest on this list - and HOA runs ~$600/year. The advantage over Mostyn Springs is commute: Cielo sits directly off I-45, putting The Woodlands about 20 minutes away versus 45 minutes from Mostyn Springs. 3. Colton - Magnolia, TX
Colton starts a bit higher at $293K, but the builder lineup is the deepest of any community on this list - 11+ builders including Perry Homes, Highland Homes, Chesmar, and Westin Homes, which means real competition and some of the strongest incentives we track anywhere in Magnolia. Westin Homes has run offers up to $75,000 off select inventory, and Partners In Building has offered a free pool or $75,000 design center credit on select homes. Tax rate runs 3.08% - noticeably higher than Cielo or Mostyn Springs - and the amenity center isn't open yet. But if you want a below-$300K entry point with room to move up in the same community later, Colton's builder variety makes that realistic in a way single-builder communities can't.
4. Kresston - Magnolia, TX
Kresston starts at $295K, just barely qualifying for this list, but brings five builders - Chesmar, Highland, Westin, David Weekley, and Perry Homes - giving buyers meaningfully more architectural and finish-level variety than Mostyn Springs or Cielo. Tax rate is ~2.8%, HOA is ~$800/year. Access via SR-249 (Aggie Expressway) keeps the commute reasonable at ~25 minutes to The Woodlands. Worth noting: inventory below $300K here tends to be the smaller, entry-level floor plans from each builder rather than the community's full range - ask specifically for sub-$300K availability rather than assuming every builder has it.
Base Price vs. Finished-Home Price: What to Actually Ask
Every community above advertises a starting price that assumes the smallest floor plan, no lot premium, and minimal upgrades. In practice, the real gap between "starting price" and what you'll actually pay to move in comes from three places: lot premiums (corner lots, cul-de-sacs, or larger lots often add $5,000-$20,000), structural options that are functionally required rather than optional in a given floor plan, and whether you're buying a completed spec home versus building from a base plan. Spec homes - especially ones a builder is motivated to move - are frequently your best path to an under-$300K number that actually holds up at the closing table.
Estimated Payment With Taxes: A Real Example
On a $280,000 home at Mostyn Springs (2.8% tax rate), expect roughly $653/month in property taxes alone, before principal, interest, insurance, or HOA. The same $280,000 home at Colton (3.08% tax rate) runs closer to $718/month in taxes - a $65/month difference that adds up to nearly $19,500 over a 25-year hold. This is exactly why tax rate deserves as much weight in your decision as the advertised base price, and it's a number builder sales offices rarely lead with.
Approximate Commute to The Woodlands
Ranked by commute time to The Woodlands from each community: Cielo (~20 min via I-45), Kresston (~25 min via SR-249), Colton (~35 min via 249/Grand Parkway), Mostyn Springs (~45 min via SR-249). If your daily commute runs through or near The Woodlands, that gap is worth weighing against the modest price differences between these four communities - the cheapest home on paper isn't always the cheapest option once you factor in time and fuel.
The Major Tradeoff Buyers Should Understand
Every community on this list keeps prices down using the same basic levers: smaller/standard lots, lighter amenity packages, and (in some cases) higher density than move-up communities charge more for. None of that makes these bad communities - it makes them honest value plays for buyers who'd rather put their money into the home itself than into a resort-style clubhouse they might use twice a year. Just walk in knowing that's the tradeoff, not discovering it after closing.
