Is Bridgeland Still Worth It in 2026? What the Texans' New HQ Means for Buyers

In February 2026, the Houston Texans announced their new global headquarters and training facility, Toro District, will be built inside Bridgeland Central. That single announcement changes the conversation around Bridgeland from "biggest master-planned community in the Houston area" to "biggest master-planned community that's about to have a Fortune-level employer and sports campus at its center." Here's what that actually means for a buyer looking at new construction here in 2026, plus where the active building is happening right now and how it stacks up against the other communities we track.

What Is Bridgeland?

Bridgeland is an 11,500-acre master-planned community in Cypress, Texas, developed by Howard Hughes and split into four villages - Lakeland, Parkland, Prairieland, and Creekland. It's the largest community Track The Builders covers, named NAHB's 2024 Master-Planned Community of the Year, and it currently has 16 active builders, more than any other community on this site.

Lakeland and Parkland, the two oldest villages, are largely built out and now sell primarily as resale. If you want new construction at Bridgeland specifically, Prairieland and Creekland are where that's actually happening in 2026.

The Toro District: What the Texans' Move Actually Means for Buyers

Toro District sits within Bridgeland Central, the community's commercial core, and represents the first major professional sports and corporate anchor for any community we track. For buyers, the practical effect isn't immediate, a headquarters and training facility take years to build out fully, but it does two things worth weighing now: it adds a real, funded reason for continued commercial investment in Bridgeland Central over the next several years, and it's the kind of anchor tenant that historically pulls more retail, dining, and office development along with it once construction starts.

It's not a reason to overpay for a home today, and we'd be skeptical of any sales office using it as urgency pressure. It is a legitimate long-term factor if you're weighing Bridgeland's trajectory against a community with less commercial momentum.

Where New Construction Is Actually Happening Right Now

This is the question most Bridgeland searches don't answer clearly. As of 2026, new construction is concentrated in two villages:

  • Prairieland Village - the current epicenter of new home building, with multiple builders operating simultaneously.
  • Creekland Village - Bridgeland's fourth and final village, still in earlier development near US-290, with more of the community's entry-level new construction.

If a sales agent is showing you a "Bridgeland" listing, ask which village it's actually in before you get attached to it. Lakeland and Parkland listings are almost always resale, not new construction, and the commute, HOA, and amenity-center experience can differ meaningfully village to village.

Builder Lineup

Bridgeland's 16 active builders is the widest lineup of any community we track. A few worth knowing specifically:

David Weekley Homes

David Weekley is one of the more established national builders active at Bridgeland, also building at Colton, Kresston, and Grand Central Park. Their design center process and warranty program are consistently well-regarded among the builders we track.

Highland Homes

Highland is active at Bridgeland alongside Artavia, Evergreen, and Grand Central Park. They tend to offer strong customization value in the upper-mid price tiers.

Perry Homes

Perry provides Bridgeland's most accessible entry pricing and broadest floor plan count, the same role they play at nearly every large community we track, including Colton and Audubon.

Chesmar Homes

Chesmar's presence at Bridgeland adds a Texas-based regional option with a design emphasis slightly different from the national builders, similar to their product at Evergreen and Woodforest.

Pricing

Bridgeland pricing spans a wider range than any other community we track, from the mid-$270Ks up through $1.2M and beyond. Entry pricing clusters in Creekland and on smaller lots in Prairieland, while custom and lakefront product pushes toward the top of the range. That spread means "what does Bridgeland cost" genuinely depends on which village and builder you're comparing, more so than at a single-phase community.

Schools and Taxes

Bridgeland's school zoning splits by section: most of the community falls in Cy-Fair ISD, while Prairieland Village is zoned to Waller ISD. This is worth confirming before you fall in love with a specific lot, the district can change from one side of a street to the other depending on where the village boundary falls. Property tax rates run roughly 2.5% to 3.3% depending on the specific MUD district, and HOA dues run approximately $1,200 a year, both on the higher end for this market given the scale of amenities Bridgeland maintains across four villages.

Commute

Bridgeland sits off US-290 and the Grand Parkway (SH 99), roughly 30 miles northwest of downtown Houston. The Energy Corridor is about a 20-minute drive in light traffic, which is Bridgeland's strongest commute advantage over the Magnolia and Montgomery communities we track further north, most of which run 35 to 55 minutes to the Energy Corridor. If your commute is Energy Corridor or Katy-based rather than Woodlands-based, Bridgeland's position is genuinely a different, and often better, fit.

How Bridgeland Compares

vs Grand Central Park (Conroe): Grand Central Park is smaller, further along in its development cycle, and positioned for Woodlands and I-45 commuters. Bridgeland is roughly ten times the size with a far wider builder lineup and a fundamentally different commute profile, this is really a choice between two different sides of Houston, not two similar options.

vs Woodforest (Montgomery): Woodforest offers golf-course living and a more intimate, mature community feel. Bridgeland offers scale, builder variety, and now a major commercial anchor in Toro District. Buyers who want golf and quiet should lean Woodforest, buyers who want the widest builder selection and Energy Corridor access should lean Bridgeland.

vs Evergreen (Conroe): Evergreen's nature-forward, lower-density design is a different experience entirely from Bridgeland's scale and amenity density. If you toured Evergreen and wanted more restaurants, retail, and builder choice within the community itself, Bridgeland delivers that in a way no Conroe or Magnolia community currently can.

A Practical Due-Diligence Note

Given Bridgeland's size and its location in the Cypress/Northwest Houston floodplain-adjacent region, confirm the flood zone designation for any specific lot at the FEMA Flood Map Service Center before writing an offer, and verify school zoning for that exact address directly with Cy-Fair ISD or Waller ISD rather than relying on a sales office's general answer. Both can vary section to section within a community this large.

Who Should Consider Bridgeland

  • Buyers who want the widest possible builder and floor plan selection in one community
  • Energy Corridor or Katy-area commuters who want new construction without a Woodlands-area commute
  • Buyers who value amenity scale, trails, lakes, and multiple village activity centers, over a smaller, quieter community feel
  • Buyers comfortable weighing a longer-term commercial growth story (Toro District) as part of their decision
