Why I-45 North Is Different From the Rest of North Houston New Construction
The I-45 North corridor serves a different buyer than the Magnolia-Montgomery corridor. Residents of I-45 communities can reach The Woodlands Town Center in 15 to 25 minutes without touching FM 1488. They have direct interstate access to Houston's Medical Center, downtown, and major employment hubs. They sit inside or adjacent to Conroe ISD, one of the strongest large school districts in Montgomery County according to the Texas Education Agency.
The tradeoff is density and highway character. Communities along I-45 exist within a more suburban commercial corridor than the communities further west. For buyers who spend time in The Woodlands, on the interstate, or in Conroe itself, that density is a convenience. For buyers who want a rural or wooded feel, the Magnolia and Montgomery communities will serve them better.
Grand Central Park — Conroe, TX (Final Phases)
Grand Central Park is the most mature community along the I-45 North corridor and one of the most amenity-rich in all of North Houston. Developed by Johnson Development, the community features a resort pool, fitness center, town center commercial area, and miles of trails around a central lake. Final homesites are being released, with new construction expected to wrap up by late 2026 or into 2027.
For buyers who want a mature, established community with an I-45 address and open amenities, Grand Central Park is the strongest option on this corridor right now. Artavia — Conroe, TX
Artavia is one of the largest active master-planned communities on the I-45 North corridor, at approximately 2,200 acres with plans for around 6,500 homes across ten builders. It sits south of Grand Central Park on I-45, putting it slightly closer to The Woodlands and Houston. The scale and builder variety at Artavia — including Perry Homes, Highland Homes, and others — creates genuine competition for buyer dollars that tends to produce strong incentive activity.

Evergreen — Conroe, TX
Evergreen sits east of I-45 at FM 242 and FM 1314 in Conroe, which gives it a different commute profile than the communities directly on the interstate. The community is a 740-acre Shea Homes-anchored development with Chesmar and Perry also building, designed around preserved pine forest rather than cleared land. For buyers who want the Conroe ISD address and a genuinely wooded environment, Evergreen is the strongest option on this part of the corridor.
The east-of-45 positioning means commutes toward Houston and The Woodlands run slightly longer than communities directly on the interstate. The Woodlands Hills — Willis, TX
The Woodlands Hills is the northernmost major new construction community on the I-45 corridor we track, sitting in Willis, Texas, roughly 15 miles north of The Woodlands. The community carries The Woodlands brand association which drives significant search demand, and its 2,000-acre footprint with 112 acres of open space and 20 neighborhood parks delivers a genuine master-planned feel at prices that often run below comparable communities further south.
The honest tradeoff: Willis is further north, and the commute to The Woodlands or Houston reflects that distance. Buyers who work in Willis, Huntsville, or along the I-45 corridor north of Conroe will find the location ideal.
