If you work in Tomball, the Energy Corridor, The Woodlands, or anywhere along the TX-249 Aggie Expressway corridor, you have one of the best new construction commute setups in the Houston area. The 249 corridor has exploded with master-planned communities in the past five years, and as of 2026, buyers here have more options — and more active builder incentives — than almost anywhere else in North Houston.

This guide covers the five communities we track along or near the 249 corridor, with real data on pricing, commute times, builder incentives, and who each community is best for.

Why the 249 Corridor Is One of North Houston's Best Bets

TX-249 (the Aggie Expressway) connects Tomball directly to The Woodlands via a tollway, and continues south toward the Energy Corridor and NW Houston. The extension completed in recent years has dramatically shortened commute times for residents in Magnolia, making communities that once felt remote now feel genuinely practical.

The corridor is also home to Magnolia ISD, one of the most consistently rated school districts in Montgomery County. For families prioritizing schools alongside commute convenience, the 249 communities offer a combination that's hard to match in the Houston market.

#1 Amira (Tomball) — Best for Energy Corridor Commuters

Amira sits at the Tomball end of the 249 corridor in Harris County, giving it a unique advantage: Tomball ISD — consistently rated one of the best school districts in greater Houston — combined with a 2.85% tax rate that is well below the county average for the area.

Builders at Amira include Perry Homes, Highland Homes, Westin Homes, David Weekley, and Chesmar, with homes starting around $340K. For Energy Corridor commuters, the 249 South route to the Energy Corridor is significantly less congested than I-10 alternatives. Commute time: approximately 30–40 minutes to the Energy Corridor depending on time of day.

Amira is the most commuter-optimized community on this list for anyone heading south or southwest. If Tomball ISD and Harris County location matter to your mortgage calculation, Amira often pencils out better than Magnolia alternatives despite the slightly higher base pricing.

#2 Colton (Magnolia) — Best Overall Value with Maximum Builder Choice

Colton is the largest and most competitive community along the 249 corridor, with 11 active builders and homes starting from the low $300Ks. If you want the most options, the most builder competition, and the most active incentive environment of any community on this list, Colton is it.

Commute from Colton: approximately 20–30 minutes to The Woodlands via 249, and 35–45 minutes to Houston's Energy Corridor. The 249 Toll extension makes the Woodlands commute genuinely fast. Magnolia ISD schools. Tax rate: 3.08% — on the higher end, but offset by competitive incentives.

Note: Arroyos Park — Colton's main amenity center — is expected to open in 2026. Trails are open now. If you need amenities immediately, factor in the wait.

#3 Kresston (Magnolia) — Most Builder Options, Fastest Growing Inventory

Kresston is the 249 corridor's fastest-growing community by active inventory, jumping from 37 to 61 tracked homes in a single week in our June 2026 scrape. Five builders are active — Chesmar, Highland, Westin, David Weekley, and Perry — making it the most competitive multi-builder market in Magnolia right now.

Chesmar starts in the $290Ks at Kresston, making it one of the lowest entry points for a 5-builder community anywhere in North Houston. Highland's 10-foot ceiling product and David Weekley's semi-custom approach give buyers genuine design options at the upper end. If you're comparing builders and want to evaluate all five options without driving to multiple communities, Kresston is the most efficient place to shop.

Commute: approximately 25 minutes to The Woodlands, 40 minutes to Houston. Magnolia ISD. Tax rate approximately 2.8%.

#4 Woodhavyn (Magnolia) — Best for Wooded Lots Along 249

Woodhavyn sits along FM 1488 with SR-249 access, offering a quieter, more wooded feel than the larger communities. With just Shea Homes and Perry Homes active here, the builder selection is focused rather than overwhelming. Shea Homes is currently offering 4% agent commission on inventory homes — the highest agent incentive on our tracking list and a signal that Shea is motivated to move homes.

Wooded lots, Magnolia ISD, and a calmer pace of development than Colton or Kresston. For 249 commuters who want a quieter setting without giving up corridor access, Woodhavyn is worth a weekend tour. Homes start in the $340Ks.

#5 Wildtree (Magnolia) — Best for Nature Lovers on 249

Wildtree offers the most nature-forward setting on the 249 corridor — tree-lined streets, an extensive trail system, and a resort-style amenity center with splash pad. Shea Homes is currently offering up to $25,000 toward closing costs on select inventory homes, and Coventry Homes offers their Hometown Heroes discount for military, first responders, and teachers.

Homes at Wildtree start in the mid-$330Ks. Magnolia ISD. FM 1488 provides direct access to both 249 North and the I-45 corridor, giving Wildtree buyers unusually flexible commute options for a Magnolia address.

Commute Comparison: 249 Corridor to Key Employment Centers

All five communities above offer reasonable commute access via 249, but the specifics vary:

  • To The Woodlands: Amira ~20 min, Colton ~25 min, Kresston ~25 min, Woodhavyn ~22 min, Wildtree ~20 min
  • To Energy Corridor / NW Houston: Amira ~30 min, Colton ~40 min, Kresston ~40 min, Wildtree ~45 min
  • To Tomball / Hwy 290: Amira ~10 min, Colton ~20 min, Kresston ~20 min, Wildtree ~18 min
  • To Texas Medical Center: Amira ~45 min, Colton ~55 min

These are off-peak estimates. Add 15–30 minutes during peak hours on any route into Houston proper.

Bonus: Audubon (Magnolia) — Best for Wooded Living with 249 Access

Audubon deserves a mention even though it sits slightly west of the main 249 corridor. FM 1488 connects Audubon directly to SR-249, making the commute surprisingly manageable — approximately 25 minutes to The Woodlands and 40 minutes to the Energy Corridor.

What makes Audubon stand out for 249 commuters is its unique combination of a nature-preserve setting, front yard maintenance included in the HOA, and one of the largest builder lineups in Magnolia — 11 builders from Smith Douglas Homes starting in the $309Ks all the way up to Toll Brothers in the $600Ks. The on-site Magnolia ISD elementary school opened in 2025, making it increasingly practical for families.

Important caveat: Audubon's resort amenity center and pool are not yet open as of mid-2026. If you need a resort pool this summer, Wildtree or Colton's eventual Arroyos Park are better options. But if you can wait and want the most nature-forward 249-corridor community, Audubon is worth adding to your tour list.
